Terms and Conditions


Booking
This is a non - smoking villa. For the comfort of all guests, smoking is not permitted in any room including the garage. No Pets are allowed on the premises.

The Rental Period
The Villa is available from 4.00 pm on the day of arrival and must be vacated by 11.00 am on the day of departure. This is to allow time for cleaning and inspection by the Management Company. Guests can arrange to arrive earlier or depart later if the villa is not already reserved for other guests. Reservations usually run from Saturday to Saturday, however midweek bookings will be accommodated where possible. Stays of less than one week will incur a £40 / $70 cleaning fee.

The Rental Charges
The villa rental charges are per week for up to 10 guests. It includes all Florida State and Polk County taxes. This charge is fully inclusive of air-conditioning, electricity ( with the exception of pool heating which is an optional extra at $20 per day) , water and weekly maintenance of the pool and garden. The villa is cleaned before arrival and fresh linen and towels are provided. Also included is colour cable T.V. supplied to both lounges and all the bedrooms. All additional items should be reserved with us at time of booking and charges are payable locally to our management company.

Booking Deposit
A non - refundable deposit of £100 / $175 for each week of your stay is required with the booking form, within 10 days of a provisional booking. Reservations made within 6 weeks of your stay will require full payment.

Security Deposit
A £150 / $250 refundable security deposit is required with the final balance payment. Guests are solely responsible for any damages, breakages, missing items or any specialist cleaning costs for stain removal during their stay and for notifying us or the Management Company. The security deposit is held against any such eventuality. Our local Management company will inspect the property prior to your arrival and at your departure, and upon their confirmation that all is in order, this deposit will be refunded to you.

Final Balance Payment
The final balance is due no less than 6 weeks before the booking arrival date with the security deposit. On receipt of the final payment, access details for Lazee days will be sent to you together with directions and relevant entry codes.

Cancellation of a confirmed Booking
Regretfully if a confirmed booking has to be cancelled by guests the following charges will apply:-

Cancellation 6 weeks or more before arrival date - Loss of Deposit
Cancellation 4 - 6 weeks before arrival date - 50% of Rental fee
Cancellation 2 - 4 weeks before arrival date - 75% of Rental fee
Cancellation less than 2 weeks before arrival date - 100% of Rental fee
Guests are strongly advised to take out appropriate holiday cancellation insurance.

Force Majeure
We, as owners of the property, our servants or agents, accept no liability to pay compensation in respect of any loss, damage or changes arising from unforeseeable circumstances beyond our control, including, but not restricted to war, riots, civil strife, fire, strikes, floods, flight delays, airport closures, adverse weather conditions or any events beyond our control.

Safety
The Swimming Pool and surrounding area are used entirely at the guests own risk. No diving is allowed and all children must be supervised when using the pool. In line with Florida law a retractable safety fence is in place to ensure children cannot enter the pool without the knowledge of an adult in the party. The guests are solely responsible for the correct use of this important safety device. We, as owners accept no responsibility for any loss or personal injury from using the pool and it’s surrounding area. Glass is not permitted in the pool area at any time, please use the plastic utensils provided.

Liability
This property is privately owned and therefore guests are responsible for their own health and safety in respect of any loss, personal accidents, damage sustained by any member of the party during their stay. It is the responsibility of guests to insure they have adequate holiday insurance. We, as owners and our agents reserve the right of entry at any time. ( This includes pool maintenance, pest control and gardeners etc.) In the unlikely event of any problems with the villa during your stay , you should contact our Management Company as soon as possible and they will endeavour to resolve the problem quickly.
